New legislation introduced by Arizona Sen. Kate Brophy McGee aims to reduce instances of problems caused by rambunctious short-term renters.
Senate Bill 1554 would limit owners to renting their property just once a month if it is not their primary residence. There could be exceptions if a city approves.
Vacation rentals have skyrocketed with services like Airbnb and VRBO and with it have come complaints from full-time residents.
In 2016, Brophy McGee voted for legislation that prohibited municipalities from regulating the vacation rental industries, but her stance has changed.
She said that the point of the 2016 legislation was pitched as a way for people to earn extra income, but it became a situation where the property owners didn’t even live in the area.
"My legislative approach is to bring it back to the original (2016) policy intent," Brophy McGee said. "I was trying to figure out, why in the heck did we all vote for that?"
In addition to limiting rentals to once every 30 days for non-occupied properties there would also be limits on advertising a rental for occupancy higher than the home is zoned for, including for special events.
