Tucson introduces new zoning tool to address housing shortage

Tucson is currently experiencing a significant housing shortage, with over 8,000 homes needed and projections indicating an additional requirement of 35,000 by 2035. In response, the City of Tucson has introduced the Community Corridors Tool (CCT), a zoning update aimed at revitalizing underutilized spaces along major streets into lively communities.

The CCT initiative, developed under the leadership of the Mayor and Council and influenced by years of community feedback, seeks to address these housing challenges. The tool is designed to streamline housing approvals and encourage sustainable growth focused on transit-oriented development.

A public hearing on the Community Corridors Tool will be held by the Planning Commission on Wednesday, February 26, 2025, at 6 p.m. Participants can join via Zoom or attend in person at Mayor & Council Chambers located at 255 W. Alameda St. Meeting materials will be accessible a week before the hearing.

Current zoning rules tend to favor car-centric developments over housing and mixed-use communities. The proposed CCT aims to change this by promoting walkability and improved transit access while prioritizing housing needs.
