Tucson's Mayor and Council have officially adopted the Community Corridors Tool (CCT) code amendment after a public hearing held on March 18, 2025. The amendment to the Unified Development Code (UDC) will take effect on April 17, 2025. A requirement was established for notifying surrounding property owners, neighborhood associations, and ward offices whenever the tool is utilized. Additionally, Planning and Development Services (PDSD) staff will conduct a two-year review to assess its implementation and effectiveness.
The decision comes after a two-year public process initiated by Mayor and Council to develop the CCT through stakeholder engagement, community feedback, and technical analysis. The purpose of the amendment is to facilitate redevelopment along Tucson’s commercial corridors by increasing housing supply and improving affordability.
The CCT aims to repurpose vacant lots, empty strip malls, and large parking areas along major streets into dynamic mixed-use destinations that enhance economic and social vibrancy within the community.
